Hotel, Motel & Short-Stay Mattress Replacement in Sydney

Accommodation businesses replace mattresses on a schedule rather than when they fail, and the disposal side is usually the part nobody plans. A forty-room refresh produces forty mattresses that all need to leave the building in a narrow window, without blocking a lift or upsetting guests.
Why the cycle is shorter than a household's
A domestic mattress gets one household. A hotel mattress gets a new occupant every night or two, often heavier use, and is judged against a much higher standard.
It's also directly commercial. "The bed was uncomfortable" is one of the most damaging review comments in accommodation, and it moves rate and occupancy in a way that far exceeds the cost of the mattress. Most operators run a three-to-seven-year cycle depending on segment.
Short-stay and serviced apartment operators face the same pressure with less margin for error, because a single bad review carries more weight on a smaller review base.
Staging a changeover
The pattern that works:
- Do it in blocks, not all at once. A floor or a wing at a time keeps rooms sellable and keeps the lift usable.
- Sequence in then out. New mattresses in and made up first, old ones staged and removed after — not the reverse. Rooms are never out of service longer than they need to be.
- Arrange internal moving separately. Have your team or a suitable contractor handle service lifts and movement through the building before collection.
- Arrange for the old mattresses to be outside at the kerbside before pickup. Recycle Corp provides kerbside collection only; collection from rooms, corridors or upper floors is not included.
- Time it around occupancy, and in Sydney that means avoiding major event weekends and the December–January peak.
- Keep them out of guest sightlines. A stack of old mattresses in a public corridor undoes the impression the new ones are meant to create.
What removal costs
$80 per mattress, any size, any condition. No minimum, no call-out fee, and no change on the day. For a large changeover we'll schedule multiple runs across your window and invoice it as one job.
Fridges — minibar units, in-room fridges, back-of-house refrigeration — are $80 for a small–medium unit, $150 for a large one, degassed under licence. Old in-room TVs are from $80 each ($150 for a large TV). For IT, a normal household amount is a flat $80 per load; bigger loads are quoted from photos and we confirm the price before we come.
Why it can't just go in the skip
Mattresses are frequently excluded from general waste containers, and where they are accepted they attract penalty rates because they consume enormous volume and can damage compaction equipment. They also can't be put out for council collection from a commercial premises.
Recycling is the sensible route regardless — most of a mattress is recoverable: steel springs baled for metal, foam shredded into underlay, timber chipped. The process in detail.
Documentation
If you report on waste diversion — for a sustainability commitment, a brand standard, a green accreditation or a corporate client's procurement requirements — we can supply certificates of recycling. Ask when you request the quote so it's set up from the start rather than reconstructed afterwards.
Ongoing arrangements
If you're replacing mattresses continuously rather than in one refresh — which is how most larger properties actually operate — a standing arrangement is simpler than booking each time. Agreed pricing, scheduled collections, consolidated invoicing.
The same applies to short-stay portfolio managers running multiple apartments: give us the addresses and access details and we'll run them together. More for property managers.
Frequently asked questions
